Imagined real estate agents tend to come from New York or London. Others, like Ben Caballero – who holds the Guinness World Record for Most Home Sales by an Individual Sell-side Real Estate Broker – work from nondescript buildings that share space with waste management companies or similar. But not so for Ben. His workspace can be found right here in suburban Dallas!

He may not gloat about his wealth, but he certainly has plenty to say about the luxury market. According to him, rising home prices have created a new class of wealthy buyers he caters to by selling properties. “If you want a $7 million or $8 million home,” says this realtor, then expect to put in considerable work before finding one that suits.

“Finding an $11 or $12 million home can be daunting, so Mr. Hoskins employs a team of 30 agents and virtual assistants to manage his large client list.”

He says most of his marketing takes place online but also utilizes radio, TV, print ads, direct mail, social media accounts (Facebook has over 53,000 likes while Instagram boasts almost 14,000). He employs a team to manage these platforms – their social media following totaling 53,000+ and 14,000 on both accounts respectively.

His company website features luxury homes for sale and an interactive map showcasing each location of each one he sold over the last decade, home tours videos and an “virtual concierge” feature for buyers unable to visit in person.

“Our aim is to offer them a seamless experience,” states his firm’s manager. With strong digital presence in place, his firm believes they will continue their expansion while remaining competitive against national companies.

Caballero began his real estate career at age 21, working first as a home builder before eventually transitioning into brokerage work after 18 years. HomesUSA Real Estate LLC, his brokerage, boasts one of the most successful real estate operations in the country and holds three Guinness World Records for most annual home sales by an individual sell-side broker. Their firm, HomesUSA, specializes in new construction sales and listing services for builders. His team and him manage listings for over 60 builders throughout Texas. Last year alone, they sold more than 6,400 new homes worth $2.2 billion for sale – ranking them first on Real Trends’s list of individual U.S. real estate brokers by transaction sides. Harvey was followed by George Kypreos of GK Properties in Henderson, Nevada; Jason Sapphire of Entry Only in Sharon, Massachusetts and John A. Sobrato of Sobrato Organization (a development and investment company with approximately 7.5 million square feet of Silicon Valley office space as well as its own investing firm called Sobrato Capital) rounding out the top 10.
